A ship mortgage bank is special Kreditinstitut, who specialized in the financing of (freight and tank) ships. Similarly as with a real estate on the ship of which in the naval register registered is registered a mortgage. Contrary to real estates, where mortgage banks make a lending of property and/or the real estate up to a carefully determined market value of 60% - in exceptional cases also 80% -, a ship mortgage bank makes usually only lendings at a value of 40% of the carefully determined construction costses and/or the carefully determined current value. Supplementing financings are then often made very by a Universalbank or also by a ship fund.

The refinancing effected from ship mortgage banks essentially by means of bottomry bonds and supplementing available credits, for the part those the mortgage bond volume exceed, those on the capital market to be taken up.
